What rates are doing to this picture

Rates are not helping buyers right now. CNBC reported the average contract rate on a 30-year fixed mortgage at 7.50% as of October 14, 2026. Fannie Mae, as reported by CNBC, forecast that rate to average 7.4% for the fourth quarter of 2026 and 7.5% for all of 2027.

Realtor.com reported that mortgage rates surged above 7% in September 2026, the first time since January 2025. Nationally, Realtor.com also found that 20.8% of listings had price cuts in September 2026, the highest share since October 2022. That is a wider trend, but it fits what some parts of Las Vegas are showing.

ZIPs 89111, 89116, 89127, 89133, 89150, 89152, 89154, 89155, 89159, 89160 have no Real Estate Data Aggregator counts for this period. The story for those parts of the market comes from the websites alone.

In short

But the Real Estate Data Aggregator shows ZIP 89158 at $700,000 and ZIP 89169 at $294,000 for the three months ending August 31, 2026. Where you are in Las Vegas changes everything about your price, your wait, and your competition.
  2. One street can read very differently from the whole ZIP code.
