Higher rates are showing up in the slower parts of Las Vegas
Realtor.com reported that mortgage rates climbed above 7% in September 2026. That is the first time since January 2025. When rates rise, some parts of a market slow down faster than others. In Las Vegas, the gap between the slower ZIPs and the quicker ones is now easy to see.
The Real Estate Data Aggregator counted 47 homes sold in ZIP 89169 in the three months ending August 31, 2026. The median days on market was 97, up 44 days from the same period a year earlier. That is a big shift. Sellers in that ZIP are waiting much longer than they were.
Realtor.com also noted that 20.8% of listings nationally carried a price cut in September 2026, the highest share since October 2022. Sharper pricing is not just a local idea right now.
The median sale price in ZIP 89169 was $294,000, according to the Real Estate Data Aggregator. That is up 7.3% from a year earlier. So prices did not fall. But homes are sitting much longer. That tells sellers that pricing needs to be honest from day one.
Not every ZIP is moving slowly
ZIP 89109 also shows a slower pace. The Real Estate Data Aggregator put the median days on market there at 94 days in the three months ending August 31, 2026. The median sale price was $378,000, down 18.2% from a year earlier. That is a meaningful dip. Buyers in 89109 have more room to compare and ask questions.
ZIP 89158 had the longest wait of all. The Real Estate Data Aggregator counted a median of 112 days on market there, up 13 days from a year earlier. Pending sales fell 28.6% year over year. Yet the median sale price rose 19.7% to $700,000. A higher price in a slower market means the right price matters even more.
ZIP 89102 tells a different story. The Real Estate Data Aggregator showed a median of 55 days on market, 22 days shorter than a year earlier. The sale-to-list ratio was 98.4%, up 0.7 points. Pending sales rose 9.8%. Not every part of Las Vegas is stuck.
| 89102 | 89169 | |
|---|---|---|
| Median days on market | 55 days | 97 days |
| Months of supply | 6.2 months | 8.7 months |
| Sale-to-list ratio | 98.4% | 97.1% |
| Median sale price | $366,500 | $294,000 |
| Homes sold | 54 | 47 |
What the wider picture adds
Redfin reported that Las Vegas home prices were up 1.3% year over year in September 2026. Month over month, prices dipped 0.1%. So the city as a whole held its value, but just barely on a monthly basis.
Realtor.com put the median home price for the Las Vegas-Henderson-North Las Vegas area at $464,900 in September 2026. That is a useful anchor when you are reading the ZIP-level numbers above.
CNBC noted that a monthly payment on a median-priced home was roughly 33% of a median family's income in 2025. Rates above 7% push that share higher. That is part of why some buyers are taking longer to decide, and why some ZIPs are sitting on more supply.
What this means for you
If you own in a slower ZIP like 89169 or 89109, patience alone is not a plan. The Real Estate Data Aggregator shows supply is high and days on market are long. Pricing from the start, not after a cut, is what moves homes in this kind of market.
If you are buying in those same ZIPs, more supply and longer days on market give you time to look carefully. You are less likely to be rushed.
One thing to keep in mind: these numbers cover whole ZIP codes. One street, one building or one block can read very differently from the ZIP as a whole. The data covers the three months ending August 31, 2026, so it reflects what actually happened, not a guess.
